 Do I Need To Own Property Or Have A Mortgage To Start This Business?

That's the beauty of this business model. You'll be working with landlords who already own properties, and you'll rent or manage the property for them on corporate tenancy or management agreements.

You then upgrade the property to hotel standards and list it on Airbnb for short-term stays, keeping the profit between what guests pay you and what you pay the landlord.

 Is this actually legal? Won't I get in trouble with the landlord or council?

Yes, this is completely legal when done properly. The key is transparency - you'll tell landlords exactly what you're planning to do from day one. And here’s the thing: many landlords actually prefer this setup. They get consistent rent, no empty periods, and someone who takes care of their property like a hotel, professionally cleaned, well-maintained, and always guest-ready.

During the challenge, we’ll share the exact contracts we use and explain the regulations you need to follow. We'll also cover which types of properties to avoid and how to ensure you're fully compliant with local council requirements. Thousands of people across the UK are doing this successfully right now.

 How much time will this actually take? I work full-time.

Initially, setting up your first property will require focused effort - expect to dedicate 10-15 hours per week for the first month while you search for properties, negotiate with landlords, and set everything up. However, once your property is live, managing it typically takes just 2-3 hours per week.

This includes guest communication, coordinating cleaners, and handling any issues. Most of our successful students started while working full-time jobs. They used evenings and weekends to build their business, and many have now quit their jobs because their Airbnb income replaced their salary.

 What if I can't find landlords who will agree to this?

This is the number one fear people have, but it's actually much easier than you think. In the current market, many landlords are struggling with void periods, problem tenants, and maintenance headaches. When you approach them professionally with a solution to these problems, many are very interested.
